Does Reeve issue the notice of meeting?+
No. Reeve assembles the agenda and the documents that go with it, and hands the pack to your licensed strata manager or your secretary, who checks it and issues it. Reeve never issues a notice, never sets what a meeting may consider and never sends anything outside the office until a named human has approved it.
Does Reeve decide what the committee resolves?+
No, and nothing on this page should be read that way. A vote, a quorum, an owner's standing to vote and whether a motion passed are all determined by your people at the meeting. Reeve drafts the minutes from the record they give back and never decides any of it.
Which notice periods does the pack get built against?+
The ones in your own scheme's governing legislation, as your people confirm them during onboarding. In New South Wales, for example, written notice goes to every owner at least 7 days before a general meeting and at least 14 days before an annual general meeting, and minutes go out within 7 days of the meeting. Queensland, Victoria and Western Australia use different terms and some different periods, so the register and the dated watch list are built against the periods your people confirm, never against a default.
Does Reeve interpret our by-laws?+
No. Your people read the by-laws and the legislation and confirm what the scheme's records must carry. Reeve keeps the by-law list and the register against what you confirm, and puts anything the confirmed scope does not cover on a dated query list.
What happens when an owner asks to inspect the records?+
Reeve assembles the indexed pack for the request and logs the date it was asked for. Your nominated person checks it and approves the release, because a release to an owner or a prospective purchaser leaves the office. Reeve never releases it unapproved and never decides what a requester is allowed to see.
Can Reeve certify the financial statements?+
No. Reeve registers receipts, invoices, bank statements and the record of levies paid for each lot, and assembles them in the order the scheme has to keep them. Your treasurer prepares and certifies the statements, and your licensed manager or auditor signs whatever carries a signature. Certifying is one of the things Reeve never does.
How is Reeve different from property management administration?+
Quinn serves residential tenancy coordination for a rent roll: enquiry triage, maintenance and quote coordination, inspection follow-ups, owner and tenant updates and arrears summaries. Reeve works on a different legal object, a committee-governed scheme with a statutory records layer and a meeting cycle, and does no levy chasing and no arrears work at all.
How is Reeve different from quality systems administration?+
Arden owns a management system's controlled document register, its revision history and its audit calendar. Reeve keeps a scheme's own statutory records, the roll and its change history, the meeting documents and the retention list behind them. Which registers each one keeps is set during onboarding.
What appears in the weekly scheme report?+
Roll changes recorded, notice packs assembled and still open, minutes drafted and the deadline each one sits against, inspection requests received and released, levy receipts registered, and items waiting on a committee or manager decision.
How is Reeve different from facilities maintenance administration?+
Cole owns facilities maintenance coordination, including the status updates that go out to tenants, strata owners and occupants. Reeve writes no maintenance update: a maintenance item reaches Reeve only as an entry in the scheme record or a line on a meeting agenda.
How is capacity set?+
The delivery team confirms a range of schemes and meetings per week per seat during onboarding. Above that range, the scope narrows or a second seat is considered.
